At First Works Capital Solutions, LLC, we seek to harken back to that time. Our business model seeks to combine the present day knowledge of real estate, finance, tax and legal and regulatory frameworks with a mission that looks beyond mere profit motives.
Our firm seeks to contribute to the solution of the foreclosure crisis by purchasing distressed mortgages from banks and other holders of mortgage notes often at discounted prices. We are then in a position to reach out to the homeowner to attempt to arrange a loss mitigation option such as loan modification, short sale, deed in lieu etc. Because we are able to obtain distressed mortgages at a discount, we are often able to pass on some of these savings to the homeowner or negotiate favorable resolutions. No more having to endlessly send in loss mitigation paperwork to the giant banks only to have the applications be lost or ignored. No more having to deal with impersonal banks that only care about money. Where typical loss mitigation cannot be achieved (e.g. house is abandoned, homeowner wants to downsize, etc), we will work to rehabilitate the property so that it does not become a blight on the neighborhood and a drag on neighboring home prices. Through this model, we can help people save homes and or rehabilitate neighborhoods affected by foreclosure. We can do well while doing good.
